Overall it was a disaster living here. The place is in the middle of nowhere and the road is completely broken. Then we waited half an hour outside the building in heat as the main door was locked. The number to
Property was unreachable. Some delivery guy gave us access to the building. Then there was no reception. Somehow the management replied by saying that we should receive instructions to enter the room shortly but even after 4:00 pm after 1.5 hrs of waiting we were still waiting outside the room. They asked us what time we will be coming and we said 2 pm and the room wasn’t ready even after 4. They said they ask us to schedule cleaning, the actual check-in will be at 4. Even after 4 there were people cleaning our room. We were given access to the room at 4:30. Even then the room wasn’t clean. We just wanted to go in the pool & take shower after sweating for hours. The pool was filled with dead inspects and dirt so we asked them again to get that cleaned. Then we decided to just take the regular shower, the shower head was broken. They sent someone to fix that and clean the pool which took another 2 hrs with no privacy and noise. The private pool is a fraud, its so small and narrow that 2 people can’t stand next to each other in it. There’s no stairs to the pool infact its just a narrow pit filled with water. They provided us 2 towels for our entire trip, when we requested more , those were $15 USD for fresh towel. Overall the place is dirty, not managed properly & shady

Not easy to get to as the road is still being built. Didn't provide enough towels and was impossible to get in contact with anyone. The road to the property isn't paved and when it rains, it floods the huge potholes you'll have to drive around. Tried emailing the property, and got an automatic response back that the message couldn't be sent.
It was noisy in the sense that the manager's dog (who was staying next door) would bark at all hours of the day and at night, it was a huge disturbance. Not a bad property overall, but the annoyances made the experience less enjoyable.

Where do i start?!! I was on a girls trip with 4 other girls. We had planned this trip several months in advance & were super excited about it. The route to the property was super sketchy with all the development going on. No one knew where to direct us to this hotel. Upon arrival, the doors were locked. There was no front desk only janitors who were able to help some. They mentioned to get room access I should have been sent an email with instructions; I never received that. We were told that our reservation was lost. After reaching Antoinette “the owner” she drove down to the property to provide help. She got in contact with the property mgt company who stated they would call me. They texted me and mentioned they were trying to see what happened with my reservation and look for availability. I wanted to speak to someone and not text. I deserved a call at the very least! I called property mgt and she refused to pick up the line. After demanding for a call back, property mgt text me they didn’t allow “calls from foreigners”. I was livid that this property mgt nor the owner were not trying to accommodate my party. While this was going on, the girls in my party we’re on the phone with Expedia looking for a new hotel. We also had a sunset cruise we had to reschedule for a later date. Although, this whole ordeal was Expedias fault the mgt of Tanik did absolutely nothing to help us. The owner and property mgt do not care for the guests. We will NEVER book here again!

I loved the room. Very clean, quiet and pretty property, but the first night the power went out and didn't come back until the next day around 2pm. The road leading up to the property is definitely rough as there are a lot of construction and the area is very much underdeveloped. If you can look past that, it was worth the stay and I would return again. Hopefully it will be better the next time.

The house is beautiful, enough space for a whole family and then plus, the swimming pool is good, the only drawback is that there is construction all around the property and the area is dirty.

The property was unique and the rooftop pool was very beautiful. It was slightly under kept but it was evident they were maintaining it and working on making it better and better everyday. It is in an area under development and construction, so it's a bit of a bumpy ride into the property and a fair distance from downtown Tulum. With that said it is quiet and I would recommend it to friends. The rooftop pool is the most perfect place to escape and unwind. Communication with the property management was fantastic.
