Rooms are small but have everything you require for a good price. Good quiet location inbetween a lot of the main tourist attractions making travel convenient whilst being far enough out to be away from the craziness. Only struggle was the lift is very busy at most times and the stairs are external, so not ideal of on the 12th floor and you have a fear of heights.

Excellent location to subway, market for food, shoes, clothing. MANY Family Mart and 7-11 stores only 2 minute walk from hotel.

Conveniently located next to Shinokachimachi station and 10m walk to Ueno with shops, bars restaurants etc. Room was clean, all necessary facilities, and staff were uniformly helpful and friendly.
Room was _small_ - definitely ok for one person and good value for the price but this configuration would be too small for two people. Not out of the ordinary for the area.
One elevator for the whole hotel (14 floors, 6 rooms per floor) and no stairs is just not enough -- extended wait times, navigating housekeeping moving linen etc. Aircon (windows sealed shut except in emergencies) developed an unpleasant smell after 30m plus usage, requiring constant stopping / starting during day whilst in room and overnight.
Property issues not a complete dealbreaker given the price and convenience but would make me think twice next time.

The staff were very friendly and welcoming. They helped answer all my questions. The rooms were very clean and amenities were good as well. Will definitely stay again. Thank you!
