Cute hotel, great beach, happy staff! Just a thought....if it's off season/weekday stay, don't put 2nd floor guests above 1st floor guests when there are LOTS of rooms to choose from. Being woken up daily around 6am(ish) by loud walking back and forth and water running (on/off repeatedly) made us sad.

Closeness to ocean was nice but being stuck in the basement was a surprise that room should be listed as that never would have booked that one
