Villa Patrizia provided a wonderful stay. Charming and comfortable buildings. Simone was extremely helpful the entire time and could communicate with me in both Spanish and English since my Italian is very lacking. Beautiful views, and the location gives you a taste of the Italian countryside. I highly recommend booking here.

The owners/family were nice, but crumbs on the floor from last guests, no soap, shampoo and water was cold. Less than half roll of toilet paper, no menu for dinner, no idea what you’re getting or the cost. Out from the city, taxis & Uber cost double of room. Terrible overall experience to start the vacation in Rome.

The staff was unbelievably nice. The accommodations were pretty basic. It’s really very far from the city center with limited transportation options.

I highly recommend this. property, mostly because of the family personnel management for our stay. They were always pleasant, and helpful in accomodating our needs, during our stay. The grounds are keep well maintained, with continuous improvements being made, while the room accommodations are variable, subject to availability, which the owner's son said was due to Expedia availability errors.
Their menu for lunch and dinner is limited, with limited availability of some items listed, since kitchen is also family run.
I also note some Expedia errors in your listing, such as connecting stores or strip mall, which does not really exist, without a 1500km walk, or slightly less tracking through a local dirt path alongside a farm field, appropriate only during daylight. Also, the room air-conditioning did not serve well the upper bedroom provided, as there was no ceiling fan to circulate the cooled air from the living space, below, also noted in the Expedia listing.
However, in times after Covid-19 quarenting, with tourists overlookings, it is nice to find a reasonably priced place to stay, although somewhat inaccessible without a car, Uber or taxi, eating into the savings. This is especially true, as most of Rome hotel listed unavailable, as our stay was extended.
