Small place, very clean, quiet, and affordable. Also very convenient to all of Rome - right on the metro line - without being in a touristy area. Proprietors kind and helpful. Only down side is hard bed and pillows. Also, there is an elevator, but you will still need to carry bags up and down a few steps. Would stay again.

The hotel was very clean and Sandra was super helpful with directions and even our bags (we had too many). The area had many places to eat and was safe to walk about at night. It was well located with only a couple of stops till the main subway terminus. We only had 2 days there before our cruise so we may be back everything permitting.

Wonderful!
Very nice staff and location. I highly recommend staying here to get away from the crazy tourist areas. Lots of great food around the neighborhood and all the tourist sites were reachable by the metro.

Welcoming hotel
We have just spent a very enjoyable week staying at Hotel Appia 422. Our room was comfortable and well equipped, and very clean. Unusually, there were free drinks (soft drinks and water) always available in the minibar, which was very welcome. Sandra was an excellent hostess and made us very welcome. This wasn't our first visit to Rome and we knew what we wanted to see this time, but Sandra was knowledgeable about other places to visit and suggesting current events and activities. Sandra also provided recommendations for local eateries. We ate several times at Sol, a very pleasant family-run trattoria very close to the hotel. The hotel is very convenient for the metro, which we would recommend rather than the buses, which can be infrequent and very crowded. We are very happy to recommend the Appia 422.

Brilliant hotel - recommended
The hotel is next to a metro station, taking you pretty much anywhere in Rome. The room was clean, the shower/toilet was also clean and had hot water every morning. Items in the minibar were free to take, and the room also had a programmable safe for any valuables. The owner of the hotel was very helpful, and had lots of recommendations for places to visit and eat. The room was a good size and the hotel had free wifi. The only real downside I can think of are that it was easy to hear the traffic and even people talking out on the street, even with the bay window shutters, windows and two thin curtains. If you are a light sleeper this may bother you. Overall I had a very good experience of the hotel and would recommend it to a friend.

Small but tidy
A perfectly fine 1 night stay in a small but modern room with a little balcony. It was quiet and comfortable, spotlessly clean and had a decent shower. Staff were polite, gentle and helpful. I had a car and the hotel has an arrangement with a secure, underground parking spot just 200 metres away, so that was useful. Then, the hotel is right by a Metro stop, so even more useful - just 15 minutes into Termini. It's a respectable, working / middle-class district so safe at night and there are some nice bars and cafes close by, plus a supermarket and various shops and street stalls open during the day.

Perfect little hotel!
I loved this hotel and the amazing customer service I received. It doesn't look like your typical hotel, it's a multi space building so it resembles an office space, but don't let that deter you from staying there. In Europe you want to stay somewhere with history anyway, not just another chain hotel. Literally next to the Furio Camillo metro station, so convenient! This will take you directly to the Vatican, or to the Colosseum. Even though it's an older building, you can tell that Hotel Appia tried to make this a nice place to stay for their guests. Nice modern fixtures in the bathroom and room. Rooms are small, but that's not uncommon in Europe or any big city. The whole environment seemed like a nice family home you were staying in. Sandra would make me coffee in the morning and then sit with me and ask how my day was and what I've done so far, where I'm going and then give me great travel advice. That's what I mean about being treated more like family than just another room number. Plus, they have a small mini bar in the room, a simple selection of liquor for you at night and good espresso in the morning, these are all included! Small, simple place but definitely a great place to stay. I highly recommend!!

Friendly Staff & Clean Room
The hotel is within metres of the Metro Station, it doesn't take long to get into the centre of town, I found my room at the rear of the hotel to be quite, with ample space and air-conditioned which was a blessing, the en-suite bathroom was spotlessly clean as was the room.Sandra, Renato and Salvatori were charming always helpful and made me feel very welcome.

It was a nice trip to Roma. Decided to take the hotel near metro for not so hight price. Good choose I would say. Very good location, friendly stuff. Room is a bit smaller then we expected but not a big issue.

Stayed here for 2 nights. The hotel rooms are small but the space is well optimized and functional. There are places to sit, room for luggage and hanging clothes. The room is contemporary, modern fixtures, small shower (typical for Rome), has air conditioning. The lobby area is small but offers other places to sit. Breakfast was very basic but enough for a start to the day. The price is very reasonable for Rome. Location is excellent. You get to experience life of the people of Rome, not tourists. There are all kinds of shops nearby and restaurants. Prices are more reasonable. The hotel is steps from the metro. It's close to the train station which means you can train to the airport or other parts of Italy. We took a taxi to the Int'l airport and it was $50 euros. There is always someone at the desk to help with suggestions or arranging a taxi. Nice people and customer service focused. A tip for those using this hotel ... The hotel is on 2nd floor (starts at floor 0) in a mixed use building. The front door of the building is locked. You must press the buzzer to get access, go to the 2nd floor to find the door to the hotel. It's not intuitive but workable.

Who would imagine such a charming hotel would be in this grand old office block? Once inside, this fresh, modern refurbishment of just a small number of rooms is tasteful, comfortable and quiet. The couple who run it are welcoming, friendly but professional. Superb breakfast selection. Located right next to the Metro, about 15 mins from there to the station, a little more to the Coliseum etc. Definitely recommended, would return.

The Appia lived-up to its billing... Nothing fancy, simple continental breakfast, steps away from a Metro stop (six stops from Termini Station on the red line) and a place to lay your head for a reasonable price in Rome. No complaints...no issues... stayed 3 nights.

Very small (9 rooms, single & double). Staff friendly and helpfu, recommended really good, reasonable cost restaurants. Room was compact by North American standards, but complete, full bathroom. Nice features, selection of free liqueurs/apertifs in the lobby, free minibar in the room. Close to metro station (at the corner of building and there is an elvator across the street). Not a North American 5-star hotel, but very good value, overall rating 4.8-ish. My wife really liked it, really liked the staff, although her initial comment was "There's no sign!" (It's on the bulding directory board.)

Hotel Appia 442 was a pleasant surprise. The location is great only 20 meters away from the metro station. From there you could access pretty much every important site in Rome in a short time. The hotel employee (Sandra) was very attentive and made me feel like home. Breakfast was simple but good enough for me. Rooms were very clean however they may look are small for people from North American. Overall the hotel was a great discovery for me, a good hotel for a very reasonable price. I will definitely recommend this hotel to my friends who go to Rome.
