Overall, we enjoyed our stay, but it's important to know what to expect, as the property wasn’t what I had anticipated from the photos alone.
The property was difficult to find, but a local helped us. Look for building 297 with an intercom to be buzzed in. It’s on the 4th floor, accessible by a small lift, but not wheelchair-friendly, with some steps throughout. The team managing the property is small, so there’s no 24/7 reception. You'll need to inform them of your arrival time for check-in.
The layout is peculiar, with about six rooms on one floor, and the front desk doubles as the kitchen area. My mum and I had separate rooms, but she got stuck in her bathroom on the first night due to a faulty sliding door. Since the manager wasn’t available, I had to follow his instructions over the phone to find a spare key, which was unbelievably stressful.
The location is a major advantage, being just 10 minutes from the Vatican and close to bus stops. We paid for breakfast and, though limited, it was very good with deli meats, pastries, and excellent coffee made by the staff.
However, my room, located behind reception, was noisy and had signs of water damage, a damp smell, and dusty curtains. Despite this, the room was visibly clean, with a useful mini fridge.
The property was affordable, but management was extremely disorganised. Whilst the staff worked hard, I was disappointed by several aspects. I’m unlikely to stay here again or recommend it.

Hello The reception is very easy to find we send to all the guest the instructions before the check.in day Is exactly in the next building , we leave also our mobile phone for any contact with the guest . Is absolutely wrong say that the pictures are not true , any room are different with the style and color . we have all this pictures in our page .depends the category you book we give your room . And we have a continue contact with the guest about any problem they find in the room from whatsapp , email messages .Is impossible say that the staff don't care about the stay Our power is not only the location but the staff that work with us for the guest in following every detail to improve the guest experience, from the food in breakfast and the services we offer continuosly, not having a 24 -hour reception and not being a top-class hotel but a simple bed and breakfast . Found the room dated and poorly maintained unfortunately. Our shower did not work nor did the AC. Staff was very friendly however would not recommend staying here due to the upkeep of the room. Location was great and the restaurant scene amazing.

Hello We check the shower and unfortunatelly guest you don' use in the way right . The push of the shower you were supposed to pull out not in .The ac is work very well also . Please be careful when you decide leave a not true comment.

El sanitario no funciona correctamente , hay un olor terrible que corre dentro de los baños ; en la ducha solo sale agua caliente . Fui testigo de otro huésped que estaba furioso , el personal filipino no tenía las facultades para poder arreglar estos problemas . Lastima porque esta bien situado y es comodo

Staff was wonderful!!! In addition, the breakfast was personalized which was very nice! The room could have used a bit of extra touches that would have made the stay even more enjoyable (like offering a shower chair or holder for soap & hair items, a hook for towels, & even Kleenex or eye makeup wipes). Unfortunately, the hotel had slight plumbing issues and was under some construction above our room so it was noisy at times. The area of Rome was very convenient. There was a good bit of construction around the area. Overall, a delightful stay and we would choose again for staff and convenience!
