The inn certainly has its charming aspects and quaint ambience. With that said, the property is completely unstaffed which presents its share of challenges.
During check in, it was a bit later and I called the number provided to inquire about parking. After being connected and explained the inquiry, the first response the staff replied with was “did you read the email, it has the instructions for parking”. Once parked, upon entering the room, we discovered it was cold so we attempted to turn on the radiator. After unsuccessful attempts I called the help number again, and the response was again, “please read the instruction manuals, it has information on the heating system.” Upon reading the manual, it only contained info on a mini split system but did not contain information on the radiator. Upon reflecting this to the help line, I received a text to turn the dial left, then right, then I was asked to go to the basement to turn up the thermostat for the common area. Upon following the instructions and still being unsuccessful I simply asked if there was an onsite staff maintenance person given the radiator was broken and unfortunately there was not. To be fair, I was offered another room downstairs after numerous tries instead of offering to send a technician to diagnosis the problem as typical in hospitality.
Overall, the property wasn’t forward about the property being unattended and it presented challenges. The last thing is there were was no breakfast for an inn.

Better off at a real inn

I am not sure what this is. It is not an inn. Inns
are generally establishments or buildings where travelers
can seek lodging and often, food and drink. This
seemed to be a collection of buildings offering rooms
only. There is no inn keeper per se. I naively knocked
on the entry door to enter. Needed a code ! Seems it was
texted to me. And guess what: one's code is invalidated at
the 10:00 checkout time. Ten AM is the earliest checkout
I have ever encountered. Of course we received no maid
service between the days of our stay. Why would anyone
expect that ? There were ample recommendations to tip.
Tip who ? At some point breakfast was once provided. No
more. Why ? Covid. Room was clean. Entryway carpet filthy. One might be better to stay at a real inn..
Someone invested a lot of money in this place. Good luck.

I have stayed here many times, going back to when it was a B&B and now in its contemporary form. It's a great location, convenient to downtown Portsmouth and easy parking. The rooms have been nicely refurbished in a minimalist way -- they are comfortable and well appointed. During my last stay, the outlet in the bathroom and the lighted mirror went out; I texted the contact number, an electrician did something, but they still didn't work. No big deal -- there's plenty of light in the bathroom and many other outlets to use, so I didn't really care (plus I get 'old house electrical' : ) ) But I do miss being able to talk face-to-face with a human about little things that go awry. , and I miss that the room is not serviced daily. I'd stay here again, though, anytime.

We stayed two nights in the Cathedral Room. It was wonderful. It looked exactly like the photos. The room was large and clean. The bed and pillows were very comfortable. We enjoyed having wine and cheese that we brought with us in the lovely garden space. The bathroom was large and stocked with spa-like shampoos etc, a blow dryer and steamer. We are avid AirBnB users and this reminded us of that. Self check in was easy. The stairs that some complained about didn’t seem crazy to us. There is a large mini fridge, small coffee maker and an ice maker. There were mugs, cups, waters, coffee and creamers. The AC was on before we arrived and the room was cool during a very humid few days.
