The room was very small only big enough for a bed, no seating area. The staff was gruff at check-in and out. I arrived back late the night before and brought a cup of tea to my room. This lady yelled at me about it and threatened me with additional charge. Mind you, there’s no signs anywhere that say you can’t.

99 Boutique was amazing for people watching from the balcony. I booked our stay to coincide with the Thalang Road Walking Night Market. It was great to not only have easy access to the market but also to still feel a part of the vibe when we were done with the market.The balcony room has a balcony that is shared with the room next door. However the shutter doors open & act as a screen for privacy.
The furnishings are lovely dark wood with a Chinese influence. The floors are equally divine. The bathroom is dark grey polished concrete & looks really smart although there is barely any bench space for toiletries. The hotel provides a very small bottle of gel soap & a bottle of shampoo. There's a mini fridge with two bottles of complimentary water. The Aircon is perfection and the tv has a number of Thai free to air channels to choose from. There are no tea and coffee making facilities in the room but you can go downstairs into the common area for this. The common area is prett, this is where the koi pond is located.
My daughter and I both agree that it is a great place to stay for the market adventure but it would be a bit frustrating if you stayed for a long while.
The family who run the hotel are mindful of your privacy and they go about their lives as if you don't exist.They allowed us early check-in and provided a security key to access the property late at night. There's a 500baht room and key deposit. I would definitely return.

Location is great, that is what you are paying for here. Everything else is subpar. The mattress was so old the springs were exposed. My bed linen was not changed once in the 8 days I was there. You get what you pay for.

We stayed at 99 Oldtown Boutique Guesthouse for one night and caught the ferry in the morning.- the location is excellent - shopping all around. The staff were nice and the free breakfast was a pleasant surprise. We were able to get two rooms close to each other, so our children were very close. And although the room was small, the bed was very comfortable, it had a good shower and aircon. This Guesthouse was exceptional value for money.
