This place is very quiet and home like. The staff were all very welcoming, pleasant, and always helpful. The entire building is very clean and well kept.

Too expensive and broken toilet

The staff are so friendly and kind. However, I think the price is too expensive for the room, there’s nothing special as we booked the room with garden view. In the photo, it looks so nice but it’s just a room with window that you can look down for a very small garden. Anyway, there’s a problem with toilet in our room, it couldn’t be flushed at all. When we talked to the staff, she and her manager kept saying that it’s fixed already. Until she came up and saw it herself, then she called her manager again for what she can do. At the end, I have 2 choices, either need to walk to the room next to us for the toilet there or need to go to another hotel. We didn’t want to move anymore so we decided to stay. But they acted like that’s all when they should’ve shown more responsibility for this!! it’s not like it’s already solved and it’s done. Of course we’re not happy about this at all. So my boyfriend asked if we can have any discount or any compensation for this that’s how we got a free breakfast when they should’ve offered something first!!!

We were delighted to read you were satisfied with our staff and we apologize again for the inconvenience with the toilet flushing. Our double rooms were fully booked, that´s why the hotel manager offered you the change in our partner hotel or using the single rooms next door. He additionally offered you a free buffet breakfast for 2 and got the impression that you were satisfied with that. Please excuse this misunderstanding. We regret to read that the room could not live up to your expectations, too. You can be sure that we have taken every foto in these room type that's why we can say: they show how it really looks like. Our house has 2 rooms in this category. One on the first floor (which was your room) and one on the ground floor. Both with 25 sqm and garden view. We would be glad to offer you the room on the ground floor on your next visit. According to our opinion, 65 euros are not too expensive for a 25sqm double room in Munich on New Year's eve and the free breakfast has a value of 19.60 Euros which are approximately 30% of the total price of your booking. Again we apologize for the trouble with the toilet flushing. We think the team of our hotel did everything possible to make your stay as pleasant as possible and got the impression at check out, that you were fine with this. We are really sorry that this is not the case, which you shared on various rating portals. Your booking was made by an external travel agency and you paid to the travel agency which makes it complicated for the hotel to charge money back because the travel agency is your contracting partner. That's why we offered you various possibilities to compensate for your inconvenience. Of course, satisfied guests are our top priority. If you are still thinking our service did not match the price, please send us your bank account data so we can arrange an adequate compensation for you. Munich Oktoberfest!!

Visited Münich for a couple of days and stayed at the Villa. The accommodations where excellent. Room and breakfast was great. Bed was hard but the hotel gave us extra blankets to make it softer for us!! Great service. Travelling into Münich was easy by bus and U-Bahn.

As New Yorkers, we’re usually very critical of European hotels but this particular hotel was spectacular!!!! The room was spotless and very roomy in comparison to usual small hotels in Europe; the staff was extremely friendly and helpful, the buffet breakfast was generous and delicious and the room rate was very reasonable and inexpensive!!! We would give it 5 STARS and would not hesitate to recommend it highly to friends and family!
