Excellent value for a quick stop over!
I needed a convenient place to stay near a business meeting and booked here. It was basic but clean and the welcome was warm. Jane was very friendly and helpful on arrival. Breakfast was limited and self service but I was able to make myself toast and tea which was plenty for me. The bathroom was shared but overall it clean and convenient with private parking and proved excellent value and perfect for my simple over night stop over.

Jane was lovely and made me feel comfortable as soon as I walked through the door. It felt like I went from home to home. The place has everything you need and my stay was very pleasant, would definitely recommend and use again!

What we've been waiting for for years: a modern, spotless, b & b In Leiston, at a reasonable price. Don't want to recommend it too highly in case Jane gets booked up all the time and we can't stay again!

Jane is a most welcoming host - our bedroom & bathroom were spotlessly clean, well furnished & comfortable. This excellent B&B is well located for the lovely Suffolk coast, and really good value for money. We will be going back soon!
