The view from the balcony is great and the area is quiet.
Parking is a problem. There are not enough spaces outside the rooms so you have to park several blocks from your room if the restaurant is crowded. The rooms share a parking lot with the restaurant.
The heater/ air conditioner is extremely loud.

In a word, disappointing. I mean at every level. Carpets, fireplace, bathroom etc all require replacement. All artwork removed from room yet left the holes, requires painting throughout, carpet badly stained, entire place had to be aired out due to heavy ammonia cleaning products used, etc. Then the bar and restaurant were off limits due to a private function. Finally, breakfast was NOT included, but a voucher for $10, insufficient for any breakfast.
