Great location and value but time for upgrades

Next to BTS Asoke and MRT Sukhumvit with connecting sheltered skywalk ways to nearby malls and transport.
Hotel has been the same with minimal upgrading over the last 5-6 years since we have been staying there whenever we visit Bangkok. So it's getting a little old.
Area of improvements for better stay:
Soundproofing at the doors (can hear neighbors quite clearly along the corridor), room can smell a little damp and also occasional sewage surges, only 1 lift for the whole hotel so sometime the wait can be a little long, room cleaning is limited (e.g. turned down when request to change sheets in between for a week's stay).
Overall still a good stay for the great location and value for money.
