The resort is on an excellent position right on the beach swimming which we enjoyed, the open buffet was excellent loved the grill and variety but drink’s aren’t incl. views from restaurant was beautiful in the evening watching the sunset and morning was nice to the only things that keep me coming back but the resort is run down needs a LOTS of maintenance upgrade and care

We didn’t actually stay here in the end. The description does not make clear that the hotel spreads up a very steep hill around which the hotel property crowds in. For a few medical reasons I couldn’t stay in a hotel that required me to walk up and down the hill several times a day to access the sea and the pool. However what was outstanding about the hotel was that they refunded us and were very helpful so I have nothing but praise for them in that respect.

The good: the property is not new but they have tried to maintain it, the sea is accessible, pools are with each set of rooms and reasonably clean, the deck area is one of the largest with plenty of deck chairs and umbrella's. The average: some maintenance of the stairs in various spots needed, much pruning of the plants required, more covered area for breakfast. The bad: room doors are not sound proof and do not have door bracket lining, hense even normal closing sounds like hard slamming, and the guests keep slamming all night long, sheets and towels have holes from wear which feels like a poor house, the top sheet does not even fit the bed and the comforter is old and dirty and without a cover, the floors are sticky due to poor cleaning, the stove in the common area did not work and cups and utensils were insufficient. The stair ladder into the sea were painful to use.

Great location, but could have been cleaner!

The hotel evokes controversial feelings. Did we enjoy our stay there? Yes, we did. Would we recommend the hotel to others, will we be back? Not sure. it looks like that the hotel is in decline, and there are many signs of neglect, indifference and amateurism. It seems that the Barbarossa used to be loved and well looked after but this is not the case any longer. We stayed at the hotel in November, during a very quiet period. The beach offers magnificent views of the bay and the mountains. The designated swimming area is larger than in other places which we had seen in Kas before. The area around the sunbeds was not clean: tissues, nutshells and cigarette butts were scattered around. There is plenty of hotel staff but many are walking idly, chatting or drinking tea all day -- the could have cleaned the area! Beach towels were available anytime with no restrictions. Our (elite) room in a villa offered a panoramic window with a sea view. The room itself was of average size, enough for two people max. The fridge was very quiet, which is great for those who can’t tolerate noise at night. The bathroom was of decent size with a pine-wood ceiling. We did not use the swimming pool due to the season but it looked clean and well-maintained. Food was good (sometimes delicious) and plentiful. Tea facilities are available all day. However the tables are never cleaned, and the tables/chairs are soiled.

Very pleased to get this comprehensive feedback from our guests. November is a transition period and we might have neglegted some aspects (cleaning specially) - currently we are much more diligent .. partly before of this review .. and of course to keep the property in good shape. Thank you.

It was a horrible experience staying in this hotel. Not one employee can speak decent English. They gave us a room with sewage problem and smelled so bad; when I spoke to the staff they sprayed the entire room with odor elimination. Only when I escalated to the management, they changed the room. The second night, the power in my room went off and they didn’t do anything in 4 hours. Overall, it is the worst stay ever

Sorry to hear about the comments.. need to address issues that are measurable first .. The hotel has two generators .. so we will never have power cut for 4 hours .. the generators will kick in .. may be with a slight delays some time... if there were issues with the room we addressed the problem and changed the room.. so this is good hospitality .. we always work towards listening and helping our guests ...

The view is magnificent, staff are very friendly and helpful. However, a lot of things around the hotel are shabby, neglected and with loose extension cables and rusty pipes strewn around, possibly dangerous. Glossy pictures were quite misleading and we left resentful of the rate we paid.

Sorry to read this feedback. The pictures reflect what is here in Barbarossa are right by the sea and on the rocks .. so not everything can not be hidden .. and some iterms are dictated by low (gas pipes marked and exposed) Hope you could enjoy this great place
