The description of the aminities was deceiving. The reality, it is old hotel, small room, old bathroom, breakfast sucks, receptionist were lazy and not cooperative.
My van car could not park in the garage under the building because it does not meet the City criteria for parking requirements.

The property was very clean, quiet and relaxing. Easy access to the beach and local shops and food.

The hotel is as close to the beach as it gets. Just a boardwalk away. There are a few rooms with full ocean view, others have just partial, overlooking a bit messy playground and restaurant patio, which might be getting noisy in season.
Rooms are well maintained, with only minor issues. There are some quirks with operating heating/cooling and TV, but nothing that would be worth mentioning.
There is not much in the area, at least not much you can walk to. Beach is nice and clean. I would recommend this place as long as you do not need lively entertainment.

It is right near the water with plenty of dining options close by. Very walkable.
