The property was ideally located for the centre of Harrogate. The public areas of the property were very good but our room, whilst comfortable, was a little tired. Our hosts were lovely and the breakfast was excellent.

Mark and Jan were fabulous hosts and couldn't do enough for us. Location was perfect. Lovely breakfast with homemade jams which we had to take some home with us. Very comfortable and enjoyable stay. We will definitely stay here again on our return to Harrogate.

As a customer recently having had a stroke and also diagnosed with Hydrocephalus it would have been most useful to know in advance if the property had a lift. We were accommodated on the 3rd floor so found the stairs very difficult to manage. To be fair, the owners did offer to accommodate us on the lower floor if we notified them ahead of any future visit and did offer to carry our cases up and down for us. A spotlessly clean B&B with friendly owners. However, was disappointed that the on-site parking was not really suitable and had to park the car (free with vouchers provided) on the roadside under trees which leaked leaves and sap all over the bodywork.

Many thanks for your comments and we are delighted that you found our Guesthouse to be spotlessly clean and friendly owners. Arden House is a Victorian property based over ground, first and second floor, and as it is in a conservation area, it does not have a lift. We do however have two double rooms on the ground floor, and several rooms on the first floor, and as you discovered, we will assist with taking luggage to rooms if requested. In respect of car parking, we are one of the very few Guesthouses in Harrogate with an off road car park and we also can offer free permits for on street parking, a feature which is difficult to find so close to a major town centre. Franklin Road is a stunning tree lined street, so at various times of the year the trees may shed their leaves, but this is generally restricted to a couple of months a year. If anyone has a medical condition of any kind, we would encourage them to let us know as soon as they make a reservation so that we can accommodate them in an appropriate manner.

Proprietors Mark and Jan are incredibly hospitable and friendly hosts. We absolutley loved our visit. Close to shops and transportation. What a wonderful place to stay!
