My guess is that they spend more money on marketing, and possibly paying folks to remove bad reviews, than they do on maintaining the property.
The property is run down with a mud parking lot.
The single pane glass window in our bedroom was less than 50’ from the rural road, so you hear every vehicle. There was little traffic at night, but by 5:30 AM there was a steady stream of folks going to work.
No independent temperature control in the rooms. They have ancient, noisy radiators. Our room heated up to about 78 each night, forcing you to open the windows…making traffic noise worst.
Our "Superior" room was tiny. No place to put a suitcase, except inside the closet, on the floor. No TV in the room. Only two outlets. A tiny bathroom like some travel trailers.
The "Lounge" and the restaurant never opened during our stay. We received an email AFTER the cancellation deadline, telling us they would not be open Sunday – Wednesday, but saying there were dining options in town… they fail to mention the entire town is closed Sunday – Wednesday, and we had to drive to the next town to find food or get a drink.
The door to the back deck (pictured in their ads) remained locked during our stay...so no firepit or relaxing with a drink.
Staff was somewhere between indifferent and rude.
On check in, they wrote it on the guest booking form...a terrible security risk.
The hotel was so bad we checked out a day early, knowing we would lose our money for the third night.

Unfortunately, it seems that we were not the right accommodation for you. Perhaps we need to be clearer about the historic nature of the Inn where some rooms still have more charm than modern conveniences. We are intentionally TV free, encouraging our guests to spend time outdoors or enjoy the common TV in our lounge. That information is on our website and we’re sorry you missed it as well as our limited dining hours on weekdays. We do our best to notify guests in advance via email, on our website, and on our Expedia profile. Our reminder emails go out 4 days prior to our cancellation date, we are sorry you didn’t see that email until after the cancellation date. Please be assured that you were only charged for the two nights you stayed. We’d be happy to work with Expedia on your behalf to refund you if Expedia charged you for the full 3 nights.

I love the area but would not choose the Inn to stay at again. VERY limited handicapped parking and no access to pub or game room (including the only TV on the property) as a result of my handicap. Exceptionally quiet and beautiful views tho.

I'm really sorry to hear that you had access issues, Terry. We are working to make the Inn, which was built in 1840 (!) more accessible to our guests. I will remind the front desk to make sure all of our guests know about extra parking out front and the outdoor ramp to our pub and game room to ensure that everyone can enjoy the facilities more easily.

We had a wonderful night. We enjoyed a wonderful dinner in the pub and a delicious breakfast the next morning.

We really enjoyed our stay at the Franconia Inn. It was our home base while we explored Vermont, Franconia Notch State Park, and the Kancamagus Hwy. The Inn was charming, with nice spaces on the first floor to relax and to have breakfast. We enjoyed dinner at the casual pub downstairs twice - good variety and quality of food. We interacted with the owners several times during our stay (outside, in the pub, and serving breakfast, etc). They seemed dedicated to the Inn and invested in making improvements. The common spaces were all in good shape and it appeared there were some recent updates (such as to dining area). Our room itself was fine, but could use some updates (mostly decor, and the showerhead) soon to bring it up to the level of the rest of the inn.
