This is a great hotel to stay in a convenient location as a first time visitor. The staff was friendly and helpful, AJ was very good because he was professional and provided outstanding service during my stay. The hotel was so clean and simple. The breakfast bar was amazing. Stay was great here! Perfect location..right by the train and walking distance to all the sights. Staff were really friendly and lovely to deal with. Can be loud if you have the window open but totally fine when it’s closed.

Excellent property, staff was great. We had a room with a window opening onto the busy street, but the modern windows when closed, blocked the noise. A 5 minute walk to the train station, and 10 minutes max to the Royal Mile. No telephones in the rooms, the only drawback.

A pleasant surprise at a reasonable price, literally across the street from Waverly station and a block from the tram. The room was clean and comfortable, the lounge/breakfast area was very nice, and the staff were very friendly. Our only (minor) disappointment was that the bartender did not know how to make a good (dry) martini (it tasted like pure vermouth).

It was a fantastic location, and the staff were polite, helpful and great to speak to at check in and check out. The room was clean, but it was small in the sleeping area, with nowhere to unpack clothes. You're paying for the location rather than the room amenities, which was fine for our two night stay, especially as we were there primarily to explore Edinburgh.
