The hotel is in a beautiful location on the harbour, our room was a good size and had beautiful “town” views from both decent sized windows. The reception staff were great. Breakfast ok but nothing special. The hot water was very unreliable, ranging mostly from lukewarm, to good, to cold. If we wanted hot water 3-4pm was the time to have it. The air conditioning kept turning itself off and yes, we did have our windows shut properly and unfortunately it was too bright to have our shutters open to let the air in. The wifi was the annoying type that drops out when you are not using the devise which meant we weren’t seeing emails,etc when they were actually received. We didn’t eat in the restaurant but there are a few nice restaurants close by.

Quiet, simple pleasures
Beautiful, quiet island setting. Hotel itself is modern, plain but pleasant (rooms very clean and functional). There are no private gardens or pool, but there is a small front lawned area (directly by the pavement) with sun loungers. This is directly overlooking the harbour. The restaurant also overlooks the harbour at the front, outside, and is a charming setting. Breakfast is a very decent buffet. As an evening restaurant it's fine, not special. Other restaurants, seconds away, are better in the evening. You can hire kayaks and bicycles at the hotel. There's a man-made pebble beach a 10 minute wander away. The harbour has about 8 restaurants, one bar and a couple of small shops. The rest of Sipan is residential and churches. It's all very quiet, very small and charming. Food isn't cheap, as tourists are a captive market (approx £25-£30 per head for 2 courses plus one or two drinks). Fresh fish is best and caught daily. Sudurad is even smaller and an hour's walk away. There is an early ferry from Sipan to Dubrovnik (around 6.30/6.50am, changing on different days) and an evening one (around 7pm) back. Otherwise, there are more regular ferries to and from Sudurad and a local bus which shuttles between Sipan and Sudurad and takes 10 minutes (though doesn't always coincide with ferry times).

Worth a Visit
The accommodations are fair for the price. The breakfast is not so good. The wine and beer selection is limited. There is not much remarkable about the hotel, however the hotel is right in the center of everything you would do in Luka. Luka and Sipan Island are amazing and the hotel has rental bikes, kayaks, and SUPs which can really make for a nice stay.

Great location but food disappointing.
I booked one night stay on Sipan just to stay in Hotel Sipan, as the photos overlooking the port looked stunning. This hotel is in a fantastic location but this is the best things about the hotel. I wouldn't recommend the half board option offered by Expedia, it appealed as we were arriving late on 8pm ferry & booked table for 8:30pm. Waited over 10mins to check in, then once made it to restaurant the half board offer included buffet, which had unfortunately been out for a while and food was barely warm & we couldn't eat it. Asked to order of main menu, which staff allowed but then we were charged both for the half board offer & the main meals at check out until I argued that we didn't eat from the buffet. At 9pm the staff started clearing the tables and we felt like an inconvenience & hadn't even eaten our mains yet. Was really looking forward to breakfast as was our only hotel stay of the trip. However, the breakfast was disappointing, including the burnt & rock hard croissants. The hotel is in a great location but overall was very disappointed in our stay given it was the most expensive accommodation of the whole week!

Unpretentious hotel in a beautiful setting
This hotel is situated in a beautiful bay - I couldn’t get enough of the views and eating breakfast in the hotel’s outdoor restaurant on the quayside was a lovely start to each day. If you are not in to swimming, walking, kayaking or just staring at the beautiful views, this is not the place for you. Luckily we are, so we had a fantastic time. The only disappointment we had was the standard room we were first shown to was very very small and looked out onto a wall so we asked to be upgraded. I had thought the room would be like the one shown on the website but it wasn’t, the hotel staff were happy to upgrade us though. The ‘classic’ room we were moved to was much better and we had a nice village view.

Beautiful location, comfortable hotel
Good hotel in a gorgeous location, room was on the basic side (identical to website photos), but comfortable and clean. Bar/dining/lounge areas all very attractive and well presented with local art on the walls. Loved eating and drinking on the terrace looking out across the bay and taking in the stunning views. All the information you could possibly require about ferries, buses and the island/surrounding area is available at reception and staff are very knowledgable. We had and brilliant time and would be happy to return.

Nice hotel for a quiet stay.
The hotel was average, still needs work doing with carpets and wallpapers. They dont provide an iron for safety reasons, nor do they have kettles in the room or bottles water. There are ferrys and buses which can take you around the island and to Dubrovnik. If you miss the ferry which was around 8pm.. you'd have to hire a boat taxi to get you back to the hotel, which costs ALOT! Overall it was ok, didn't stay indoors much, but it was peaceful.

Good value hotel especially at half board
Great directions from the hotel from the port. Lovely room with a balcony on floor 3 which we would recommend. Needed to leave very early to get to the next island we were visiting so the hotel made us a take away breakfast. Good value at half board.

Lovely hotel on beautiful island
The hotel was lovely with a fantastic view out over the bay. Breakfast was perfect and the staff friendly. Hotel provides activities such as kayaking and cycling, equipment in good condition. Showers were tight but bed very comfortable. Would recommend.
