This property is a very quaint older home turned into a bed-and-breakfast. We loved the facility and the staff was very nice. The only negative was that unknown to us, our room was on the first floor next to the dining area and parlor meeting rooms and other things so we were woken up by noise very early in the morning. If you were to stay on the second floor, I would give this five stars.

We spent a 3 day weekend at The Cliff Side Hotel— actually a bed and breakfast— a Hilton Hotel property. The house is old, which brings character, but as part of a major hotel company, I had expected it to be in much better state of repair. We were in the “Garden Suite.” On the Hilton website it looks nice, with carefully cropped and curated images. No images include the entire room to get the full impression. The description of it as a duplex with a stairway to a separate bedroom, and a private entry sounds charming. The reality is remarkably otherwise. The stairway is an extraordinarily narrow spiral. The entry downstairs, with no key entry, is invariably to satisfy fire code, as this stairway would never be adequate and entry to both levels from outside is necessary, although the downstairs is only accessible by being unlatched from inside. There are two heating systems, one of which was initially in disrepair. 2 remotes for the tv and cable tv, to add inconvenience, a slow shower drain. The big issue, however, is the staircase. We were literally trying to avoid going to the bathroom— downstairs— as the bed is upstairs. Downstairs the only seating is behind the stairway—called a library, by virtue of a book case. Not comfortable or communal for sitting. The staircase is narrow, steps are triangular and therefore VERY shallow, with a single handrail for most of the way, and is VERY steep. A risk to avoid, especially if you EVER use the restroom after going to bed.

This was the perfect place to stay in Newport. It was just far enough outside of the busy downtown area yet walkable to it in the nice fall weather. Being steps away from the cliff walk was great. The staff was so friendly and helpful and the breakfast was delicious. We stayed in the garden suite which had a massive jacuzzi tub with fireplace and tv. We’ll definitely be staying here again!

Location close to Cliff Walk. Property is lovely and well maintained. Breakfast was delicious. Did find internet access terribly weak; signal kept dropping. Also, the Governor's Suite would greatly benefit from good bedside lighting so that reading in bed would be an option.
