The hotel is lovely and very convenient to Botanic station but like so many cities now there is a big problem with homelessness which is evident at night.
The staff and accommodation are what would make me book here again. Value for money too.

The staff couldn’t have done more to make our stay as lovely as it was. Everyone was so friendly and helpful with tips and ideas of what to do in the area.
The room was clean and comfortable.
I can’t wait to stay again!

Dark and dingy and in dire need of refurbishment. The images online are deceiving - best to avoid.

The people are great and location is fine but the property itself really does flatter to deceive.
As per many other reviews the property is in dire need of a refurbishment. We were allocated a disabled room (no requested). The room was dark with no natural light and didn’t have the most basic of facilities. The sink was low and there was nowhere to hold bathroom consumables . The shower was a trickle and there was no shower screen. The music at night can be heard and the room itself lacked general cleanliness. A disappointing stay from high expectations of what the images portray online. With so many hotel choices in Belfast it’s best to avoid this one.
Message to ownership - please take this feedback as free consultancy and DO take action on the feedback received.

We do disclose that we have a lively bar and restaurant, which may result in some noise, and we understand this can be frustrating for guests seeking a quieter experience.Regarding the room allocation, our accessible rooms do still have all facilities of a Standard King Room, and is larger in square footage. We strive to accommodate all our guests' needs, but we regret that the layout and facilities did not meet your preferences.
