1.2 km away from Bellagio, rent a car or walk bus service is no reliable.

This was a fun alternative to a traditional hotel. And we got to see the chickens they have on site! The room was spotless and the staff were very nice. There are two routes to the property if you are walking, one much easier than the other (when you get off the ferry, turn left). The breakfast was good but not as exceptional as we were expecting.

Nice and quaint family-run hotel and B&B just outside the historic city centre of Bellagio which makes it less crowded, easy and ample parking, friendly and helpful host and staff, reasonable price, great view of Lake Como from the room, lovely breakfast spread with homemade ingredients.

Great views of the lake. The property had a very good vantage point. We came in a car but I guess if you came by boat it would be a little difficult. The staff were very friendly and welcoming. Overall we enjoyed our one night stay.

The property is located in the most desirable location where you could just sit outside and enjoy and the lake view from different angles. Breakfast was fresh and customer service was outstanding. The room is very elegant.

A lovely change from other hotels. In what felt like a farmhouse with a spectacular view of the lake, our roo was huge, the bed was comfortable, the service was attentive and the breakfast was delicious. Best coffee found on our two- week Italy stay.

- water was cold in shower
- room temperature was cold and they dont allow you to change it. always set to fixed degree
- soup and shampoo was not getting refilled after room service.
- beautiful view and location
- limited reception. Not available 24 hours

I thinl you came in the wrong place. we are a B&B and it is not written that we have to work 24 hours. we are available only for emergency. room was 21.5 degrees - water falled just for a while then it was settled. So sorry you had bad experience but somethimes guests should be nicer and smiling.

This hotel is at a great location, just minutes from the downtown ferry station, and easy to get to all the great restaurants nearby. The room is large and the patio is spacious with awesome view of lake Como and surrounding mountains. The staff is very kind and the breakfast provided is well presented and service is quick and endearing! Definitely would love to come back again!
